In general, it is housing intended for and affordable to employees and households earning local wages.

Specifically, and according to the Colorado Department of Local Affairs (DOLA) website, “Affordable housing” is defined as housing for families or individuals earning up to 80% of the area median income (AMI) for rental housing and up to 120% AMI for affordable homeownership. The intent of Sawmill Meadow Village is to provide housing to local workforce that meet these economic parameters.

Phase 1 consists of ten ownership (for sale) units.  

Phase 2 will include 20 rental units in a single, multi-family building.  The timing of this phase is dependent on securing grant money that will allow rental rates to be below the 80% AMI threshold.

The two-bedroom townhomes are 1,024 sf and the three-bedroom townhomes and detached homes are 1,216 sf.  Click here to view floorplans.

Home prices are not yet finalized as they will depend upon project costs and additional grant funding from the state.  The intent is to push home prices as low as possible.  

No.  Short-term rentals will be prohibited by the covenants.  

The first step is to submit a Down Payment Assistance loan application to the San Luis Valley Housing Coalition.  The form can be downloaded here.  Prospective buyers do not have to use the Down Payment Assistance program, but this form will be used to ensure the buyer is qualified under the affordable housing parameters.

The San Luis Valley Housing Coalition in coordination with numerous local governments and community organizations commissioned a Housing Needs Assessment and Action Plan to understand current housing conditions in the San Luis Valley and work towards solutions to address the housing challenges that people in the region are facing. Further study by the housing coalition produced the South Fork Housing Assessment (July 2021) and the South Fork Housing Action Plan (August 2022).  These studies determined that South Fork needs up to twenty rental units and ten ownership units by the end of 2027.

Water, sanitary sewer, and electric providers have all reviewed and approved the Sawmill Meadow Village infrastructure plans, confirming that there is adequate system capacity to accommodate the development.  The site has paved access.

The goal is to have units available for occupancy in the summer of 2024.
